1. Information I Collect

Information you provide directly. When you fill out a form on this site (contact, subscribe, showing request, guide download, or the work-with-me intake), I collect the information you submit. That typically includes your name, email address, phone number, and details about the help you are looking for, such as property address, budget, timeline, or neighborhood preferences.

Information collected automatically. When you visit this site, my hosting and analytics tools may record your IP address, browser type, device type, pages viewed, date and time of visit, and referring website. This information helps me understand how the site is used and improve it over time.

Information from third parties. If you interact with an embedded Calendly widget, Calendly collects the information you provide to book a meeting and shares it with me. If you click links from third-party platforms, those platforms may pass limited information about the referral to this site.

2. How I Use Your Information

• To respond to inquiries and provide the real estate services you request.
• To deliver lead magnets such as buyer, seller, and staging guides.
• To send newsletters and market updates when you opt in.
• To book and confirm meetings through Calendly.
• To maintain records required by the Alabama Real Estate Commission and eXp Realty, LLC.
• To measure site usage and improve the experience.
• To comply with applicable law and respond to lawful requests.

3. Who I Share Information With

I do not sell your personal information. I do not share it for third-party advertising. I share information only with service providers that help me run my business, and only to the extent they need it to provide their service:

• eXp Realty, LLC: the brokerage that holds my license and maintains records required by state law.
• BoldTrail (kvCORE): my customer relationship management platform, for tracking inquiries and maintaining contact history.
• Flodesk: my email platform, for delivering requested guides and newsletters you opt in to.
• Calendly: the scheduling platform embedded on my booking pages.
• Google Analytics: web analytics, if enabled.
• Vercel: the hosting provider for this site.
• Other service providers under written agreements that require them to protect your information.

I may also disclose information when required by law, to protect my legal rights, or to prevent fraud or harm.

4. Cookies and Similar Technologies

This site uses cookies and similar technologies to make the site work, remember your preferences, and measure traffic. Cookies are small files stored on your device by your browser. When you first visit, a banner gives you the chance to accept or decline non-essential cookies before they are set.

The cookies and trackers in use include:

• Essential cookies that remember your cookie preference and keep the site working.
• Analytics cookies (Google Analytics, if enabled) that count visits and report on how pages perform, in aggregate.
• Third-party cookies from Calendly when you load a page that embeds a Calendly scheduler.

You can disable cookies in your browser settings. Some parts of the site (notably the Calendly embed) may not work fully without them.

5. Your Rights

You have rights over the personal information I hold about you. Depending on where you live, those rights may include:

• Confirm and access: confirm whether I am processing your personal information and get a copy.
• Correct: ask me to fix inaccurate information.
• Delete: ask me to delete information I am not required by law or brokerage policy to retain.
• Portability: receive a copy of information you provided in a portable format.
• Opt out of marketing: unsubscribe from newsletters at any time using the link in any email.
• Withdraw consent for cookie categories by clearing the cookie-consent preference in your browser and reloading the site.

To exercise these rights, email maryreeddurkin@gmail.com with the request. I will respond within 45 days. You may appeal a refusal by replying to my response.

Alabama residents: the Alabama Personal Data Protection Act (effective May 1, 2027) gives Alabama residents these rights once it is in force. I am honoring them now as a baseline.

6. How Long I Keep Your Information

I keep your information as long as I need it to provide the services you asked for, maintain records required by the Alabama Real Estate Commission and my brokerage, and comply with tax and legal obligations. When I no longer need it, I delete or anonymize it.

7. Security

I take reasonable steps to protect your information from loss, misuse, unauthorized access, and disclosure. The site runs over HTTPS. Forms post to secure endpoints. No system is perfectly secure, and I cannot guarantee that information sent over the internet is fully protected. If a breach involving personal information occurs, I will notify affected individuals as required by the Alabama Data Breach Notification Act.

8. Children's Privacy

This site is intended for adults. I do not knowingly collect personal information from children under 13. If you believe a child has provided personal information, please contact me and I will delete it.

9. Fair Housing

I am committed to compliance with the Fair Housing Act and related state and local laws. I do not discriminate on the basis of race, color, religion, national origin, sex, disability, familial status, or any other protected class. Equal Housing Opportunity.

10. Third-Party Links

This site may link to websites I do not operate. I am not responsible for the privacy practices of those sites. Review their privacy policies before providing information.

11. Changes to This Policy

I may update this policy from time to time. When I do, I will change the "Last updated" date at the top. Material changes will be flagged on the homepage or in a site-wide notice.
